Fire Safety Corner:Don’t Paint Sprinkler Heads

Planning a painting project inside your unit? Homeowners must be aware that it’s very common for painting contactors to damage fire sprinklers inside units while painting, and the cost for repairs is borne by the Homeowner.  

Even a small amount of paint can prevent a sprinkler from operating properly during an emergency, creating a serious life-safety hazard and violating fire code.  The building cannot pass the annual fire safety inspection if even one sprinkler head has paint or damage. 

Unit owners are responsible for ensuring that sprinkler heads remain free of paint and damage. To help prevent issues, and to save yourself form an unnecessary expense, please follow these simple guidelines:

✔ Inform all painters and contractors in writing before work begins that sprinkler heads may not be painted, removed, covered, or altered in any way.

✔ Inspect completed work carefully. If paint accidentally gets on a sprinkler head, contact Management immediately so the sprinkler can be professionally evaluated and repaired.

✔ Notify tenants that sprinkler heads may not be painted or tampered with under any circumstances.
